Every now and then we run into a situation like the one we encountered last week. In fact, it is quite common. In the above left photo, notice the dark spots dotting the top of the fiberglass insulation on the attic floor. You can see how these spots are in a pretty regular pattern.
So what’s going on here? If you look at the photo of the roof, you see that the wood of the roof deck is stained around the protruding nails. This blackening is caused by moisture. During cold weather, the nails get very cold because they are metal. Moist, heated air from the home leaks into the attic and condenses into liquid moisture on the nails which then drips onto the insulation.
There are two major problems that often result from this common situation. First of all, the homeowner is losing energy dollars into his attic through air leakage, Secondly, the homeowner is risking the durability of his home because of the presence of moisture, and the inevitable mildew and even mold that can result.
